Balance versus cash
An account balance is not the same as cash ready for settlement. A fund may hold other assets, have expenses due, or need money for benefits and insurance. Its trustees must consider liquidity as part of the investment strategy. Before looking at a property price, establish what the fund actually holds and what must stay available. A worked example
A simple illustration can make the gap visible. If a fund has $600,000 in cash, sets aside 10% for future needs and allows an illustrative 6% for purchase costs, the arithmetic ceiling rounded down to whole dollars is $509,433: ($600,000 − $60,000) ÷ 1.06. That figure assumes all remaining cash can be used and that costs fit the allowance. Neither assumption is verified by the calculator.
Three balances
At those same assumptions, $300,000 leaves a minimum $30,000 buffer and produces an illustrative ceiling of $254,716; $900,000 produces $764,150. These are examples, not minimum SMSF balances or promises that any property is available at the result. A change in cash, duty, legal fees or the chosen reserve changes the number.

Change the assumptionsWhy a buffer matters
A reserve matters because a property cannot be sold one room at a time to pay an audit bill, insurance renewal, repair or pension payment. Vacant weeks also mean no rent while some costs continue. ASIC says an SMSF investment strategy should consider liquidity, diversification, risk and return, including members' circumstances.
What to ask
A useful next question is not simply “What can I spend?” It is “What purchase price leaves the fund able to meet its other obligations?” Ask a licensed adviser to assess that question and a conveyancer to calculate transaction costs for an actual contract.
