From the first call
to the keys,
in order.
Each step has a purpose. Each person has a part. Here is how the conversation can become a property journey.

What the call covers.
Your questions
Available properties
The people involved
Your next step
The whole journey.
No skipped chapters.

Contracts, timeframes and responsibilities vary by property.
- Bell Morgan + you
The call and the rundown
A conversation about what you are exploring. Our team can explain the property process and talk through current availability. Ask for the written price, inclusions, costs and next steps.
- A broker or lender, your accountant and legal adviser; for an SMSF, your financial adviser and the fund’s auditor too
Your advisers, your decision
Before a commitment, involve the people who can assess your circumstances and, if you’re buying through an SMSF, the fund’s structure and investment strategy. The property conversation is one part of that work.
- Your conveyancer + the seller or builder
The paperwork, understood
Have the ownership entity, land contract, building contract, inclusions, exclusions and payment milestones checked. A house-and-land arrangement can involve separate agreements.
- Builder + independent specialists
From plans to a home
Understand the build stages, progress payments and what happens if there is a delay or a variation. Keep your cash commitments and records, or your fund’s, up to date with your advisers.
- Independent inspector + builder
The completion inspection
Check the finished work against the contract. Record defects, clarify how they will be addressed and confirm the documents needed before handover.
- You or your fund’s trustees + property manager + advisers
Keys, then ongoing care
Handover starts the ownership stage: leasing, insurance, maintenance, records and your ongoing obligations. Keep reviewing the complete picture.
Our part.
Your advisers’ part.
The property conversation
Bell Morgan explains available properties and the steps involved. Ask for property details, written inclusions and how the relevant parties are paid.
Your finance and your circumstances
A licensed broker or lender, your accountant and a legal adviser can assess borrowing, tax and contracts. If you’re buying through an SMSF, a licensed financial adviser assesses suitability and structure. No website calculation replaces their work.
